The new £35m Tamesis 1 building at The Glanty in Egham has completed

The new £35m Tamesis 1 building at The Glanty in Egham has completed. Pre-let to a world leading research and advisory company for their European Headquarters, the five-storey building has been designed by Scott Brownrigg for client Royal London Asset Management (RLAM) and constructed by BAM.  

 

Located on a restricted and previously under-utilised site, the new 107,500 sq ft building replaces an outdated 40,000 sq ft 1980’s office, with a modern, efficient and highly flexible commercial building that will lead the way for further development within the area.  

 

The building’s efficient and well thought out design provides future occupier flexibility and the opportunity for a variety of multiple tenancy options. With a split core, two18 metre wide floor plates are connected via a stunning full height atrium and a series of bridges, which allow for future occupier flexibility or for multiple tenants. The ETFE roof maximises natural daylight into the ground floor reception area and office space.

 

Located within a Flood Zone 3a, flood mitigation has been a key driver for the base build design which has been raised to effectively allow water on and off the site without disrupting the use of the building. The angular form of the architecture presents sharp and defined lines which are reflected in the landscape design. The angled east façade maximises top level floor areas, whilst the fifth floor is column free. The façades are constructed with high performance glazing units within an aluminium curtain walling system, with brise-soleil to the east elevation at roof level over the main entrance.

Head of Development Project Management at RLAM, Phil Sutton commented: “Having pre-let this new development as a headquarters for their UK and EMEA operations, we are pleased to have delivered a high quality property with the capacity to support their ambitions going forwards. Tamesis has been a significant investment for RLAM.”

Scott Brownrigg Interior Design completed the fit-out as a direct commission. The workplace environment reflects the tenant’s status as the “world’s leading information technology research and advisory company”.  The space delivers a world class Client Suite, bespoke employee training facilities, breakout spaces, and a multi-functional restaurant that can host employee meetings of 200 plus and links up to the roof garden for an indoor and outdoor dining experience; a gym and café are located on the ground floor. All floors and wings have entrance lounges, each with an open meeting space and a tea point. These act as `shop windows’ for the various departments and provide visible connections to and from the atrium.

The environment promotes an open and collaborative workplace culture, aligned with their corporate values and has set the benchmark for the clients other offices, with the creation of a new set of design standards produced by Scott Brownrigg to be rolled out across other European offices. The result is a seamlessly designed building that creates a positive, memorable experience for the client and visitor alike.

Scott Brownrigg has also achieved Planning for the refurbishment and extension of the adjacent Tamesis 2 building for Royal London Asset Management. The approval enables the current 80,620 sq ft commercial building to be increased to 104,000 sq ft over six storeys’.
